Land Registries

The Interactive Information Service run by the Property Registrars of Spain allows you to submit requests for:

  • simple notes
  • location notes
  • certification

Index SIMPLE NOTE

A simple (non-certified) note is a succinct extract of the contents of the entries concerning the property. It identifies the property, the owner or owners of the registered rights pertaining to the property, and the breadth, nature and limitations of those rights. It also states any prohibitions or restrictions binding the registered owners or rights. A simple note is for your information only and is not valid legal proof.

To make your request, you will be given four search options:

Search by particulars of registration

In this type of query, you have to enter the Property Registry your request refers to, plus the name of the town/city, registration number of the property, and the ordinal number (1st, 2nd, 3rd) of the sub-property, if there is one. This will lead you directly to the particulars of the property you are interested in. If you know the volume, book and folio number where the property is registered, we recommend including them in the 'Comments' field.

Search by Idufir

The initials Idufir stand for single property registration identifier and in accordance with its name, it allows a specific property to be determined in national territory. This way, if a user knows the idufir that user can, without needing to have the rest of the registry data, make a request regarding any property.

Search by owner

You can conduct this type of search if you have the owner's full name, partial name or personal tax number. Enter these data, and you will be shown all owners that match the parameters you have set, so you can choose the one you really want to inquire into. If the particulars you have are too generic and therefore match many possible owners, you will be asked for more precise information.

Once you have located the owner, you must screen or limit your request to a single Property Registry, autonomous community, province or town/city, or else extend it to the entire nation.

Search by other particulars

This type of query allows you to search for properties when all you know is their location (such as street name), although you do have to know what town/city and Property Registry to check. For many towns and cities, a street guide is available to help lead you to the correct Property Registry.

Búsqueda por Geolocalización

Permite, a partir de las coordenadas X e Y del punto seleccionado en el visor, identificar el IDUFIR asociado a este punto, siempre que la finca haya sido geolocalizada en el Registro; o en otro caso, intentar la identificación de la finca registral y su IDUFIR a través de la referencia catastral, siempre que la misma esté incorporada en la BBDD del registro.

Index LOCATION NOTE

Location notes provide information of a merely instrumental nature. Their object is to make it easier to locate the registry, province and town or city where a given person has registered property or rights. You can search by entering the particulars of the owner you want to know about. The process is similar to the one described above for a search by owner.

Index NOTA GRÁFICA

Sólo disponible respecto de fincas previamente geolocalizadas, metadatándose en cada caso el procedimiento de identificación gráfica y los efectos asociados al mismo.

Service Cost

La información solicitada será facturada directamente al usuario por el registrador que la expida a razón de 6,01 euros por petición. La nota gráfica complementará siempre la solicitud de nota simple.

Index LEGITIMATE INTEREST CLAIMED

Before your request can be processed, you must state the interest behind your query, so the registrar who will be issuing the information can examine your interest and decide if it is legitimate, and so we can inform the property owner, who may at any time ask what information has been issued concerning his or her property and why.

Index BILLING

You are informed for your convenience that a query was submitted to the Directorate-General of Taxes and answered on 30 April 1999 (Query No. 0680-99), reporting, "Bills . . . may be sent out over the Internet to their recipient, who shall proceed to produce a hard copy of the original bill by his own means (printer)".

Therefore, service users who want a copy of the bill issued through this service to keep and/or to use in tax deductions must print out their own copy.

Index REGISTRY CERTIFICATIONS

Land Registrars are the only civil servants authorised to certify what is found in the Registry books.

Value of the certificate

Freedom or encumbrance of property or real rights may only be accredited at the expense of others by a Registry certificate. (Art. 225 MOrtgage Law)

To request Electronic Registry Certificates the user must be a registered subscriber of the service or identify themself with an electronic signature if the user only uses the system occasionally

There are two search options for making the request:

Search by registry data

In this type of query the Land Registry data to which the request refers must be entered and the municipality, tenement registration number and section and the ordinal number of the sub-tenement, as applicable, which will lead directly to the information about the property about which the query is made. If available, it is advisable to include in the comments area the volume, book and sheet on which the property is registered.

Idufir search

The initials Idufir stand for single property registration identifier, and as indicated by this name, it allows a user to determine a specific property in the national territory. This way if a user knows the idufir, that user can make a consultation about any property without having to have the rest of the registry data.

Type of certificate

To make the request indicate the type of certificate from among the following:

Ownership certificate:this includes only the last deed of title that is valid.

Certification of ownership and charges:in addition to the deed of title, it includes all charges or encumbrances on the property that are in force.

The issuing of a certificate incurs the fees established in the Registrar scale fees approved by RD 1427/1989 of 17 November (Spanish Official State Gazette 285/1989).

The dispatching of the certificate may give rise to the cancellation of the lapsed charges in accordance with the terms of article 353 of the Mortgage Law, and so the fees due may be increased in the event that it is necessary to cancel such charges.

Access to the certificate

Once the certificate has been issued, a message will be sent to the e-mail address furnished with a link to a website where the certificate can be withdrawn. IN the event of being a user of the interactive Registrars Association services, the username and password will be requested and otherwise, the identification will be made using an electronic signature.

The certificate may be withdrawn in two formats: electronical format, in which it is viewed with the special viewer provided by the Registrars Association, or it may be withdrawn in PDF format for printing, with a Secure Verification Code. The authenticity of that code will be checked in the website set up for that purpose, which is indicated in the code itself.
